To be sure, Commercial Equity Partners is not saying that these are bank deposits, but they do describe them as providing "steady growth and solid returns".

They are representing that your money is invested in commercial mortgages and tax liens, which clearly have some substantial risk.

It may be perfectly reasonable for some investors to take a degree of risk with a portion of their portfolio, but they shouldn't have to accept a risk of fraud. That is, the company should be able to show that they have actually put your money into some productive investment, rather than just into their own pockets.
